How filing works in Florida

Five things every Florida petitioner should know.

TRIM notices mail mid-August

Per § 200.069, county property appraisers must mail the Notice of Proposed Property Taxes within 55 days of July 1 certification. Most counties land Aug 17–24.

You have 25 days to file

Per § 194.011(3)(d), the VAB petition deadline is exactly 25 days from the TRIM mailing date. Miss it and you wait a year.

Filing fee is $15 statewide

Per § 194.013, the petition filing fee is $15 per parcel. There is no value-based escalator — the $50 fee some counties charge is a hearing/magistrate fee, not the filing fee itself.

You file pro se by default

Per § 194.011, the DR-486 process is designed for owner filing. No attorney is required. CPAs and brokers can sign on your behalf via DR-486POA.

The standard is just value at January 1

Per § 193.011, the magistrate compares the assessment to just value as of the lien date (Jan 1 of the tax year). Comparable sales must be adjusted to that date.
